Abstract
This research is a mixed research, the objective is to study the appropriate investment model in real estate development business for living. It is a modification from 4 commercial buildings in the Siri Nakhon Square project, Nakhon Si Thammarat Province. After the researcher collected and analyzed the data, it was found that the sample group focused on the market mix of housing. It was found that the factor with the highest average was the accommodation factor, with an average of 4.0430%, followed by a location factor with an average of 3.95%, and a price factor. with a mean of 3.98% and a safety factor accounted for 3.90%, respectively.
Investment analysis divided into 2 projects, room for rent project and commercial building for rent project. It was found that the room for rent project generated greater value of money than the commercial building for rent project. As for the room for rent project, the analysis results of value of money are divided into 3 cases, namely, in normal case – net present value (NPV) is 25,429,070 million baht, internal rate of return (IRR) is 29.50%, and payback period is 10.97 years. In best case, net present value (NPV) is 31,052,405.00 million baht, internal rate of return (IRR) is 34.33%, and payback period is 9.60 years. In worst case, net present value (NPV) is 14,182,401.67 million baht, internal rate of return (IRR) is 19.43%, and payback period is 15.32 years. With regard to commercial building for rent project, the analysis results of value of money are divided into 3 cases as follow: In normal case, net present value (NPV) is 12,983,777.61 million baht, internal rate of return (IRR) is 22.30%, and payback period is 15.85 years. In best case, net present value (NPV) is 16,809,175.19 million baht, internal rate of return (IRR) is 26.85%, and payback period is 13.75 years. In worst case, net present value (NPV) is 5,332,982.45 million baht, internal rate of return (IRR) is 12.30%, and payback period is 14.52 years.
